Personally I think you cannot go wrong in downtown Durango. All of the press is talking about a coming real estate boom in the Rocky Mountain West. The forecasters (CNBC CNN Money Magazine, Ski Magazine) are especially found of small cities with Durango's livability and lifestyle. This house will soon be worth a million dollars. I wish I could stick around to see Durango finally rival the big name resorts, but we are getting old and losing our tolerance for winter. (March special - 2 Free Snow Shovels - slightly used!)
