"Your house is so beautiful. We have been looking for weeks and have only seen shacks."
"You Certainly have put a lot of work into this place."
"The price is right. This place will sell no problem."
"My husband loves the back yard!"
Q: My Realtor friend says that you are $150/ft above the comps, what gives?
A: This property is $327/sq ft, a reasonable price for any livable structure downtown. Yet this one has many features you will not find in the "comps". 2 car garage, driveway, huge yard, aspens, columbines, rock solid family neighbors, $975/month furnished rental. Ask your Realtor to show you the comps and then come by our house please.
Q: Why are you moving?
A: Partly because we are out of home improvement projects. Partly because we want to live in a town with a drive-in movie, a zoo, a beach , and avocado trees. Seriously we fixed this place up for ourselves and/or babies, we just unexpectedly decided that we are summer people and are moving to a place where summer is 11 months long.
Q: What is your time frame?
A: Any time this summer is fine.
Q: How do we proceed to make an offer?
A: Make a written offer and we will proceed with a few formal documents and go into escrow. The FSBO Home Sale by Owner process is described here.
Q: My mom is a Realtor. Do you cooperate with Buyer's agents?
A: Of course we welcome clients of any realtor. A great realtor is an excellent asset in the buying process. We must admit that the Realtor's commission does influence our ability to negotiate. So if you bring a Realtor make sure that they are truly your buyer's representative. After all, the buyer is the one who brings the money to closing. So it is the buyer who ultimately "pays" for the Realtor's services.
